I've been asked by friends and family whether spending time and money to stage their homes is genuinely worthwhile. The answer is a resounding yes. While touring a house for sale with a client, we encountered an unfurnished and poorly lit guest room. The client, assuming it couldn't accommodate a king bed, expressed his need for one when his kids visited. He started to walk away and I took out my measuring tape and shortly after measuring told him that not only could a king bed fit but two nightstands could fit as well.

 

The takeaway from this story is that most potential buyers lack the same vision as designers or architects and they typically don't bring someone with such a vision when touring homes.
